  1. We’ll take a look at your property with a real estate agent and property manager.

  1. We’ll conclude a property management contract with you.

  1. Before the real estate agent starts to look for a new tenant, we will prepare the property for renting. Preparation includes cleaning, minor repairs, and decorating the property. To learn more about decorating, go here.

  1. We’ll take professional photos of the rental property and write thorough texts for ads in various languages.

  1. We’ll market your rental property in all the biggest real estate websites and in social media.

  1. We’ll find and choose the best possible tenant, and do a background check.

  1. We’ll formalise the lease relation with an official rental contract and sign the property over to the lessee by forming a thorough deed of conveyance. A thorough deed of conveyance helps to avoid later disputes over the question of what condition the property was in when it was signed over.

  1. The agent will take the onward communication with the lessee upon themselves throughout the entire rental period. They will remedy problems, organise minor repairs and everything else that might come up during the rental period.

  1. The property agent checks the condition of your property twice a year.

  1. Once a month the property agent will send you six reports, which provide a review of the collected rent.

  1. Rent shall be transferred to your bank account on a monthly basis.

  1. At the end of the rental period the agent will begin a search for a new tenant in a timely manner to keep the vacancy period to a minimum between tenancies.

  1. The property manager will repossess the property from the lessee, check its condition and if necessary subtract any damages from the security deposit.

  1. We’ll remedy any damage caused by the lessee immediately so your property will always be maintained in peak condition.

MyHome offers a guarantee that ensures payments for rent and utilities are made on time during the period your property is occupied by the lessee. You can feel confident knowing that if the lessee fails to pay or delays paying the rent, we shall make the payment and deal with collecting the debt ourselves.

According to the law, the lessor is entitled to charge the lessee a security deposit equal to a maximum of three months’ rent. On the Estonian rental market the usual security deposit is equal to maximum of one month’s rent.

Should the lessee fall into debt to the lessor, the law does not allow the lessor to terminate the lease relationship until the lessee owes the lessor rent for three consecutive months.

We offer the owner of the property a rental guarantee equal to two months of missing rent and guarantee payments for utilities.

The maximum amount of the rental guarantee is 2000 euros. We will do everything within our power to terminate a lease relationship with an inappropriate lessee and repossess the apartment/building.


The rental guarantee does not guarantee the duration of the lease contract. We guarantee payments of rent during the period the property is in the possession of the lessee.

The cost of the rental guarantee is 10% of the monthly rent. In the case of cheaper rental apartments the minimum monthly fee is €40. The price includes the apartment’s management service. You can find the property management and rental guarantee price list here.
