A unique home in the historic Kuninga 1 building in Tallinn Old Town!
This is where the comforts of modern living meet medieval history.

LAYOUT:

There’s a passage through a gated archway to get to the private entrance. The 94.7sqm apartment has two levels, which are on the second and third floor of the building.
The first level has a modern kitchen with an attached dining area, a bathroom with a sauna, and a bedroom.
The spacious living area and the master bedroom are on the second level.
There’s also a storage/laundry room on the ground floor of the building. There's a possibility to park in courtyard.

INTERIOR:

History meets contemporary in this well renovated home. Eleven layers of historical eras were revealed during the restoration process, which was conducted by Estonia’s best restorers, from the company “Rändmeister.” The interior design was a collaboration with Pille Lausmäe, one of Estonia’s most renowned designers.

The restoration features natural and traditional materials, birch bark for insulation between the limestone and wooden beams, and natural fibers around the window frames. One of the most unique features is the original wheel winch, which is in working condition, and could still be used to haul goods in from the courtyard. The wooden beams and window lintels are also originals. The window glass and all of the window espagnolettes are antiques. As much medieval craftsmanship as possible was maintained, that includes lime plaster finished walls, limestone door portals, stairs and window frames.

Furniture and light fixtures from top Italian designers (B&B, Varenna, Boffi, Rimadesio, Flexform, Flue, Catellani & Smith, Ingo Maurer etc.) balance the medieval building. An eye-catching staircase takes you to the second level of the apartment and adds a modern touch. One unique feature is the view of a 500-year-old symbol of Tallinn, Old Thomas, which sits on top of the Town Hall tower.

LOCATION:

Kuninga (Estonian for King) street 1 is located in the heart of Tallinn Old Town, where Kuninga, Niguliste, Kullasepa, Suur-Karja and Vanaturu streets meet. The Town Hall Square, the heart of Tallinn social life throughout the ages, is right around the corner.
The whole area is filled with cafe terraces, medieval festivals, outdoor markets and concerts in the Summer, and there’s a traditional Christmas market in the winter. The well known medieval restaurant Olde Hansa is right across the street. The apartment is located in a courtyard, so it’s quiet despite the lively street life right outside the building.

HISTORY OF THE BUILDING:

The Kuninga 1 building was originally built in the 15th century and is a cultural monument protected by the state as national heritage. The first documentation of the building dates back to 1407. The building was owned by Hans Smid in 1424, and his son Emert inherited it in 1460. Emert was married to the sister of the bishop of Tallinn, which is why the building was later known as the Bishop’s Building.

There's a valuation act issued for the apartment - 440 000 eur.
