Pre-rent home makeover for investors

Исходная ситуация: Клиент купил новую квартиру-студию в самом центре Таллинна, но, к сожалению, у него не было достаточно времени и опыта, чтобы заняться интерьером квартиры. В квартире, купленной у застройщика, были лишь голые стены. Предстояла задача превратить помещение в удобный и уютный дом с учётом потребностей и индивидуальности клиента.
Для нахождения наилучшего решения клиент обратился в MyHome, чтобы как можно скорее обставить современную квартиру и переехать в неё.

Процесс работы: Клиент хотел вселиться как можно быстрее, поэтому, будучи ограничены во времени, мы не смогли предпринять слишком объёмные внутренние отделочные работы. Мы выкрасили стены и полностью обставили квартиру. Поскольку планировка помещения позволяла превратить студию в апартамент с одной спальней, то мы отделили приватную спальню раздвижной стенкой. Используя отличную планировку квартиры, мы встроили несколько гардеробов и кладовых. В крошечный кухонный уголок мы смогли уместить всё необходимое оборудование, включая стиральную машину. Большая часть мебели была изготовлена на заказ на основе точных расчетов, так как в магазине кухонную мебель малых размеров найти трудно. Заказчик меблировал дом с перспективой на многие годы и не желал экономить. Клиент хотел инвестировать в качество и добиться идеального результата.

Клиент был очень занятой человек, поэтому он доверил оформление интерьера квартиры агенству MyHome, предварительно ознакомив дизайнера со своими потребностями и ожиданиями. Клиент поручил фирме полностью меблировать квартиру. Благодаря тому, что клиент имел четкое видение своего будущего дома, он мог дать дизайнеру точные инструкции по оформлению нового жилища. Поскольку заказчик имел ясное представление о своих предпочтениях, дизайнеру было легко создать подходящий интерьер, и превосходный результат не заставил себя ждать.

При создании интерьера квартиры мы исходили из современной архитектуры здания. Поэтому интерьер получился черно-белый и минималистский, идеально подходящий для молодого знающего заказчика.

Обустройство арендной квартиры клиента MyHome в Старом городе


Иностранный владелец жилой площади обратился к агентству MyHome с желанием сдать квартиру. Квартира предлагалась на рынке аренды уже более года, но ни один маклер не смог найти для неё арендатора. Мы сразу увидели, что состояние и интерьер квартиры не соответствуют её престижному расположению. Поэтому мы предложили сделать в квартире ремонт и обновить интерьер. Поскольку владелец не живет в Эстонии, то он доверил ремонт и работы по внутреннему оформлению агентству MyHome.

3-комнатная квартира в красивом отремонтированном доме на Тоомпеа оставалась пустой в течение года, несмотря на усилия маклера найти арендаторов.
Квартира была частично обставлена случайной мебелью, была «холодной» и неубранной – такой оставили её предыдущие арендаторы. Квартира была последний раз отремонтирована в начале 90-х, т.е., ванная комната, туалет, кухня и весь интерьер квартиры морально устарели. Одним словом – интерьер квартиры не соответствовал её эксклюзивному расположению.

Владелец квартиры поручил фирме MyHome модернизировать квартиру при минимальной инвестиции средств. Мы решили полностью обновить ванную комнату, туалет, перекрасить стены и внутренние двери. Мы перекрасили имеющуюся качественную деревянную кухонную мебель, заменили рабочую поверхность и кухонное оборудование. Обставили квартиру мебелью умеренного ценового диапазона.

Клиент обратился к нам с желанием сдать квартиру. Это сделало невозможным найти арендатора при любой стоимости аренды. Мы рекомендовали сделать в квартире ремонт и обставить её в соответствии с рыночным спросом.

Эта очаровательная мансарда просто устарела. Обновления требовали кухня, ванная комната и интерьер всей квартиры…

Исходя из интересов клиента, маклер посоветовал сделать в квартире освежающий ремонт, позволяющий получить более высокий арендный доход и привлечь более респектабельного арендатора.

Исходная ситуация: Клиент владел симпатичной квартирой на цокольном этаже в Старом городе Таллинна и хотел сдать её в аренду. К сожалению, поиск арендаторов не увенчался успехом, несмотря на низкую арендную плату. Причина могла заключаться в том, что, хотя квартира и имела хорошее расположение, ремонт в ней последний раз проводился в 1990 году. Весь интерьер устарел, визуально износился и нуждался в срочном обновлении. Интерьер необходимо было привести в соответствие с расположением квартиры!

Процесс работы: Клиент обратился в агентство Myhome за помощью при ремонте и аренде квартиры. Мы посоветовали клиенту полностью обновить ванную комнату и туалет, другие комнаты требовали лишь небольшого обновления. Клиент согласился с нашими предложениями, но попросил не превышать оговоренный минимальный бюджет. Как это часто бывает в старых домах, в ходе ремонта обнаруживаются скрытые дефекты, которые необходимо устранить. Так, в ванной мы должны были сделать очень основательный ремонт, превышающий бюджет клиента, но последний остался результатом очень доволен. Клиент убедился, что результаты стоили расходов и усилий.

После завершения основательного ремонта в помещениях с высокой влажностью, мы произвели минимальные изменения и обновления в других комнатах апартамента, принимая во внимание сложившийся спрос на рынке аренды. Мы покрасили стены, освежили внешний вид имеющейся кухонной мебели и со вкусом обставили квартиру новой, но не слишком дорогой мебелью.

Если до ремонта арендная плата составила бы 350 евро, то после обновления квартира сдавалась уже за 700 евро. Благодаря обновлению безусловно выросла и рыночная стоимость недвижимости. Эта была инвестиция, а не пустая трата денег. После ремонта владелец мог рассчитывать на гораздо более респектабельного арендатора, чем прежде.

A client turned to us with the desire to rent out their apartment. Our professional broker saw that the condition of the apartment will decrease its rental value and thus, it would be best to invest in modernizing the interior. The owner, residing abroad, agreed to our recommendation and entrusted MyHome with the task to repair and redecorate the apartment.

The Old Town apartment, located on the basement floor, had been last renovated in 1990s. The entire interior was outdated and worn out and it evidently needed urgent repair. When the client turned to MyHome we recommended to make a refurbishment that would allow to obtain higher rental income and find a respectable tenant. As follows, the interior design had to match the apartment’s location and the overall Old Town atmosphere.

The process: We recommended the client to completely renovate the bathroom and the toilet, whereas other rooms only needed minor retouches. The client agreed to our recommendations, however asked us to keep to their budget. As it often occurs with old houses, during the renovation hidden defects were discovered, which had to be fixed. Accordingly, we still had to perform a thorough repair for the bathroom and slightly exceed the client’s budget. However, the client was later extremely satisfied with the results and was convinced that the expenses were well worth the effort. Once we had completed the overhaul of wet rooms, we carried out minor changes in other areas of the apartment. As we did those minor works we took into account the prevailing market rental demand. We painted the walls, update existing kitchen furniture and stylishly decorated the apartment with not very expensive but good quality furniture.

f the rental price of the apartment before the renovation would have been € 300 to 350, then after MyHome renovation works the price reached € 600. In addition, due to the renovation the value of the real estate market rose.

Rental apartment makeover in Old Town


This apartment had been on the rental market for over a year and no broker managed to find a tenant for this place. When the owner of the apartment, residing in outside Estonia, turned to MyHome with his worry we immediately noticed that the condition of the interior did not match either with the prestige location or the rental price of the apartment. Therefore, we recommend to repair as well as to upgrade the interior. As the owner does not live in Estonia he trusted all the work with repair and decoration to MyHome.

In the beginning: The 3-bedroom apartment is located in a beautifully renovated house in Toompea, but it was empty for a long time. Despite the broker’s efforts no one was willing to move in.
The apartment was partially furnished with items of furniture that did not match the over all feeling of the building. It looked untidy, unfinished and “cold”- just the way it was left by the previous tenants. The apartment was last renovated in the beginning of the 90s. This is why the apartment’s bathroom, toilet, kitchen and furnishings were worn-out and out of style. All in all- the exclusive location of the apartment was not in accordance with the décor.

The process: The owner of the apartment asked Myhome to modernize all facilities with the smallest investment possible. We decided to completely renovate the bathroom, toilet and paint over the walls of the entire apartment as well as the interior doors. In addition, we repainted the already existing high-quality solid wood furniture in the kitchen and replaced the countertop along with the rest of the kitchen equipment. While staying in the budget we managed to furnish the apartment in style.

Эта просторная квартира в центре города ждала нового владельца уже несколько месяцев. Маклер постоянно показывал квартиру потенциальным покупателям, но уверенного «да» так и не услышал. In this occasion, a customer with a clear vision of their future home got in touch with MyHome. As he did not have enough time to focus on the apartment’s interior design, he provided MyHome with all the necessary guidelines. We refurnished the apartment according to the guidelines as well as to the architecture of the building and thus, it now has a black and white minimalistic style that suits perfectly for people who appreciate the trend.

Pre-rent home makeover for investors

About the situation: The customer bought a new studio apartment in the heart of Tallinn, but unfortunately he did not have enough time or experience to deal with the interior design. The apartment was purchased straight from the real estate developer so it had nothing but four empty walls. While taking into account our client’s personality, we brought personality and a feeling of “home” to this apartment.

The process: The client had the desire to move-in quickly, so after painting the walls we could not carryout more time-consuming interior work. We re-planned the whole apartment and were able to make the studio into a one-bedroom apartment with a private bedroom that is separated by a sliding wall. Taking advantage of this new layout we created a lot of new storage space and placed built-in wardrobes in the apartment. We managed to refurnish the tiny kitchen corner and provide all the necessary kitchen equipment, including a dishwasher.
Most of the furniture is custom-made inline with precise measurements. As our client furnished his apartment with the plan to invest in it and make it last for years, no cheap solutions were used. He wanted to invest in the quality and achieve the perfect result. Due to the fact that the client had a clear vision of their future home, he was able to give our interior designer precise instructions on what he saw as his new home. As follows, the interior designer easily followed the client’s guidelines and a perfect result was achieved in no time.

CASE STUDY – YIT “show homes”

What happened?

In 2008 and 2009 the real estate market was very tough and especially hard for real estate developers. The competition between developers to sell apartments was extremely tight and it was clear that “empty shells and bare walls” didn’t inspire people to buy. In 2008,  YIT Ehitus had completed many apartment buildings in different locations and had a difficult time selling them. They turned to MyHome with an idea to make “show apartments” to give some appeal to these empty buildings and apartments.

First of all – we researched who could be the potential buyers for this particular area. Our goal was to turn this “empty shell” into a modern looking, yet cosy and warm home. We highlighted this property’s positive features by correctly arranging furniture, installing lot of built-in wardrobe and storage space. CASE STUDY – renovation of an apartment in Tallinn, Old Town Toompea area

The luxurious apartment is located in the prestigious Toompea area of Tallinn close to the Estonian Government .
The property needed some renovation in order to be suitable for rental. The kitchen was really dated, extremely narrow and dark. 

What happened?
We removed a structural wall in order to create an open plan living room/dining room and kitchen. We painted over the kitchen facade and splash back wall, installed a new worktop and appliances.

We renovated both bathrooms, removed the bathtub from one of the bathrooms and replaced it with a shower/wet-room; the old bath tub was replaced with a stylish new bath.
All doors and  walls were painted, the bathroom walls were partly tiled and partly painted using a special technique, which created an interesting texture and kind of antique look! 

Result:

The result was fantastic and exceeded the owners expectations and  now they have a beautiful bright apartment, tastefully decorated living area, cosy kitchen and two wonderful bathrooms making their lives more comfortable.

This charming Tallinn Old Town apartment located in prestigious Toompea area was on the market for rent over a year but didn’t get any interest. Apartment was  dowdily furnished, cold and cluttered because the owner lives in US and has no time to manage his property.

What happened? An Estonian company with Norwegian owners had a property portfolio with a number of Rental properties in Tallinn. For a number years they tried renting out and self-managing their properties but weren’t pleased with the whole process of self-managing. When reaching out to a local broker, they had a mixed experience. With the help of a broker they were able to find tenants, however paid a service fee of up to 50% of one month’s rent to the broker. Furthermore, the broker’s only involvement was to find the tenant and sign the rental agreement. As the Landlords were in Norway and they did not have a clear understanding a about local issues, the situation quickly got out of hand. Soon, they found themselves in a difficult situation,  the tenants needed help when a dishwasher did not work, a radiator needed to be changed, etc. As the Landlord was not able to react quickly they had unhappy tenants resulting in one tenant taking advantage of situation and not paying his rent until problems were solved. In 2010 the broker told them about MyHome property management and they turned to us for help. They had an 8 month rental arrears in their luxury apartments, as well as utility bill debt of  € 3000. In addition, their washing machine had been stolen, the apartment’s wood floor ruined and water readings had not been reported for more than a year. The water bill alone was nearly € 700. (While not living in Estonia, it is normal that Landlords often are not even aware that water readings must be submitted by the tenants.)

CASE STUDY – apartments in Tallinn City Centre What happened? A.W. has been a Landlord in Tallinn since 2004. At first, he owned 2 apartments in Tallinn’s City Centre. While living and working in Moscow, he used a local Estonian Property Broker ’s help to find tenants for his apartments. He paid up to 50% of 1 month’s rent for each apartment as a fee to the agent in Tallinn for locating the tenant and completing the retal agreement.  Quite often, it happened that the tenants decided to leave earlier than originally planned, and he ended up sometimes paying this fee twice a year. This fee did not include any management service so as he had relatives living in Tallinn, who agreed to look after the tenants. As time went by, he wanted to purchase more apartments, but he found managing them to be quite difficult. It was an uncomfortable situation to ask relatives to spend their time with tenant’s problems. In turn, his relatives were not very motivated to organize maintenance, repairs and cleaning. His properties started losing their rental value as they got more and more worn out. This is when he started looking for other solutions and Myhome met with in 2007 and we provided an actionplan. In 2010 the broker told them about MyHome property management and they turned to us for help. They had an 8 month rental arrears in their luxury apartments, as well as utility bill debt of  € 3000. In addition, their washing machine had been stolen, the apartment’s wood floor ruined and water readings had not been reported for more than a year. The water bill alone was nearly € 700. (While not living in Estonia, it is normal that Landlords often are not even aware that water readings must be submitted by the tenants.)

Kadri from MyHome describes how we took owners “headache” away: We quickly turned the situation around and carried out a renovation on both apartments, to make them marketable, and rented them out at comparable market prices. Most importantly, there is NO charge to the Landlord for finding a tenant and signing the rent agreement. They now receive the rent from the two apartments in their bank account each month. All utility bills are paid on time, as well as water readings submitted – everything is monitored by the MyHome property manager. Keeping in touch with tenants regularly comforts the tenants that there is always someone they can turn to in case of an emergency, but at the same time also in a way disciplines not to get out of control, as there is someone looking after them. CASE STUDY – apartments in Tallinn City Centre What happened? A.W. has been a Landlord in Tallinn since 2004. At first, he owned 2 apartments in Tallinn’s City Centre. While living and working in Moscow, he used a local Estonian Property Broker ’s help to find tenants for his apartments. He paid up to 50% of 1 month’s rent for each apartment as a fee to the agent in Tallinn for locating the tenant and completing the retal agreement.  Quite often, it happened that the tenants decided to leave earlier than originally planned, and he ended up sometimes paying this fee twice a year. This fee did not include any management service so as he had relatives living in Tallinn, who agreed to look after the tenants. As time went by, he wanted to purchase more apartments, but he found managing them to be quite difficult. It was an uncomfortable situation to ask relatives to spend their time with tenant’s problems. In turn, his relatives were not very motivated to organize maintenance, repairs and cleaning. His properties started losing their rental value as they got more and more worn out. This is when he started looking for other solutions and Myhome met with in 2007 and we provided an actionplan. At first, we recommended he found a company to avoid paying 21% income tax (an individual Landlord needs to declare his rental income and pay income tax of 21% in Estonia). Secondly, at MyHome we do not charge Landlords any broker fee for our tenant finding service. Thirdly, we were able to offer him repair services, cleaning services, makeover and furnishing service all in one place. In addition to all that, we offered him our full management service which was ideal as they lived outside Estonia. More importantly, using MyHome property management service, he and his relatives are not involved with any of his tenant’s problems and can focus on their own life.
The Result: Today, his company owns 5 rental properties in Tallinn. We have provided advise and searched for properties for him to purchase, focusing on which apartments give the best rental return. We have fully furnished, rented all of them out and managed each property on an ongoing basis. Gerdi is one of the founders of MyHome and she has been active in the real estate sector already since 2004, when she started working at Ober-Haus Kinnisvara after her studies. Villi is quite new in Real Estate business. On another ordinary day he opened our office door, stepped in and told he wanted to become a realtor. Well today Villis’ hands are full of work: first successful home sales and rented apartments are a good start to move on.

Villi has a good business sense and spirited ideas. Because of his openness and a good sense of humor and the understanding the importance of client satisfaction he can easily win our customers trust and support.

Besides all of his various works, when he has some time left over, Villi enjoys to be in the turmoil of events to keep his fingers crossed for his favorite rally riders. She is currently studying and practicing under the guidance of our experienced agents by assisting their everyday work. What happened?

In 2008 and 2009 the real estate market was very tough and especially hard for real estate developers. The competition between developers to sell apartments was extremely tight and it was clear that “empty shells and bare walls” didn’t inspire people to buy. In 2008,  YIT Ehitus had completed many apartment buildings in different locations and had a difficult time selling them. They turned to MyHome with an idea to make “show apartments” to give some appeal to these empty buildings and apartments.

First of all – we researched who could be the potential buyers for this particular area. Our goal was to turn this “empty shell” into a modern looking, yet cosy and warm home. We highlighted this property’s positive features by correctly arranging furniture, installing lot of built-in wardrobe and storage space. Since the developer did not allow us to change the colours of the walls or add any accent with wallpaper, we added contrast and colour with other decorative elements such as cushions, curtains and wall pictures.


The Result:

To our surprise people who viewed the show home wanted to buy it! Not any empty apartments in this building. The price was higher, but as it turned out many people qualified to get the loan to buy an apartment, but had no reserves or had no time and knowledge to furnish them. By purchasing this “ready-to-move-in/turnkey apartment” they saved valuable time, were able to move in immediately, and were able to divide the cost of furnishing by paying monthly loan payments.

The luxurious apartment is located in the prestigious Toompea area of Tallinn close to the Estonian Government .

What Happened?
This charming Tallinn Old Town apartment located in prestigious Toompea area was on the market for rent over a year but didn’t get any interest. Apartment was  dowdily furnished, cold and cluttered because the owner lives in US and has no time to manage his property.

Finally the owner reached MyHome through a recommendation of a real estate broker. The owner was happy to give us full decorating control when he handed us the project.

Kadri on üks MyHome’i asutajatest ja on ise kinnisvaraga seotud aastast 2003. Ta on lõpetanud Seton Hall University (New Jersey, USA) turunduse ning rahvusvahelise ettevõtluse erialal. Klientide poolehoiu võidab ta oma suurepärane suhtlemisoksuse ja sõbraliku olekuga ning tugev kohusetunne on üks tema silmapaistvamaid omadusi. Kadri on see inimene MYHOME´s, kes tegeleb kinnisvaraomanike ning üürnike igapäevaste murede ja rõõmudega. Ta hoolitseb selle eest, et kinnisvara toodaks Sulle maksimaalset tulu võimalikult vähe tüli tekitades.

Oma olemuselt on Kadri väga sportlik ning aktiivne ja oma vaba aja eelistab ta sageli veeta võrkpalliplatsil.

Gerdi on üks MyHome’i asutajatest ja tegutseb kinnisvarasektoris juba aastast 2004 kui alustas tööd pärast õpinguid Ober-Haus Kinnisvaras. Gerdil on taskus atesteeritud kinnisvaramaakleri kutsetunnistus ning oma oskuste ja teadmiste vormishoidmiseks teeb ta maakleritööd tänaseni. Samas võib kindlasti väita, et Gerdi tõeline kirg on sisekujundus ja seetõttu on tema põhirõhk suunatud sisustusteenuste pakkumisele.

Pärast tööpäeva lõõgastub Gerdi squashi mängides, joogatades või inspireerivat raamatut lugedes. Gerdi sõnul pole aga olemas mõnusamat meelelahutust kui üks õdus õhtupoolik heade sõprade seltsis nautides head toitu ja degusteerides erinevaid veine.

Kohe esimesel korral kohtudes tunneb igaüks Margitis ära vaba ning sõbraliku suhtleja. Tema silmades kiirgab vaibumatu energia ning tegutsemise soov. Oma entusiasmiga nakatab ta nii mõnegi muidu tasasema meelega inimese. Margit on meil tuntud kui ääretult täpne ning kohusetundlik inimene. Tema eesmärk on probleemidele lahendus leida ning mitte kunagi EI-tava vastusega leppida.

Margit on läbinud mitmeid kinnisvarakoolitusi (Tõnu Toompak’i Kinnisvara ABC, Joonas Saks’i ja Ekke Lainsalu müügikoolitused) ning ammutab praktilisi teadmisi ning kogemusi igapäevaselt aktiivselt klientidega suheldes. Ta on väga hea organiseerimisvõimega ning suudab kohaneda erinevate inimtüüpide ja olukordadega märkimisväärselt kiiresti. Margit suhtleb vabalt vene ning saksa keeles ja on seetõttu hindamatu väärtus meie võõrkeelsete klientide silmis. Margitist lõõmavat leegitsevat kirge oma töö vastu võiks kõrvutada aga tema lustakalt leegitseva punase peaga.

Vabal ajal armastab Margit teha tervisesporti ning mängida squashi. Tema tõeliseks kireks on reisimine, eriti südamelähedane on Aasia avastamine. Margiti lemmikute hulka kuulub ka saksa keel, kultuur ja inimesed.

Jaanika on suurepärane värske õhk MyHome’i peres, kes võlus meid kõiki oma energia, vahetu suhtluse ja konkreetsusega. Muidugi on ka hea huumor oma koha peal. Hetkel õpib Jaanika parimaid praktikaid meie kogenud maaklerite käe all, assisteerides nende igapäevatööd, seejuures ka ise juba maaklerina kätt proovides! Kliendid võivad tunda end turvaliselt, sest Jaanika ei jäta midagi juhuse hooleks: põhjalik taustatöö ja korrektne dokumentide ettevalmistus on garanteeritud ning kui mõni mure ripub õhus, tõttab Jaanika kõhkluseta appi.

Tööpäeva lõpus kui ka lapsed on trennidesse viidud, naudib Jaanika füüsilist pingutust spordisaalis spinnides. Rattaga sõidetud kiireid kilomeetreid on juba üksjagu selja taga. Kui aga kevadtuul mahedamalt puhuma hakkab ning hooaeg käes, heiskab Jaanika purjed ning veedab mitmeid tunde või lausa nädalavahetusi oma lemmikhobi seltsis – purjetades mööda Läänemerd.

Karin on oma südameasjaks võtnud selle, et MyHome’i hing ja välimus oleksid soojad, avatud ning igati nähtavad nii veebis kui ka päris elus. Nii on soe tervitav naeratus meie kontorisse sisseastudes alati tagatud. Karinile meeldib nii inimestega lobiseda kui ka aeg ajalt internetisügavustesse kaduda ning kodulehtede kallal nokitseda. Et oma elu veel veidi põnevamaks muuta alustas Karin sügisel kommunikatsiooni magistriõpingutega TLÜ’s. Edu ja jõudu!

Pärast töö- ja koolipäeva meeldib meeldib Karinil vaimset maailma turgutada teatris, kinos, raamatuid lugedes või lihtslt unistades! Meeli rahustavad pikad jalutuskäigud – eriti meeldivad jalutuskäigud elurajoonides, kus uudistada põnevaid eramaju või kerkivaid korterelamuid. Et vaimne ja füüsiline keha tasakaalus püsiksid, naudib Karin pärst tööpäeva lõppu head seltskonda ja sportlike piiride ületamist kõige enam tantsusaalis.

Laura on maaklertöö maailmas üsna värske veri, kes assisteerib meie maaklereid ning liigub samal ajal samm-sammult oma töövõitude poole, tegeledes ka ise juba kinnisvara müümise ning väljaüürimisega. Laura sattus kinnisvaramaailma ja MyHome’i hoopis kultuurimaailmast. Eelnevalt võis teda leida Pimedate Ööde Filmifestivali meeskonnast, organiseerides väliskülaliste tegevust. Mis pani Laurat aga maakleriks saamisest unistama? Kuna Laura elab ise üürikorteris ning on seetõttu puutunud kokku erinevate maaklerite ning kuulutustega tundis ta, et seda kõike saaks ju palju paremini teha! MyHome on just see, mis Laura unistustega kokku sobis.

Oma töös on Laura korrektne, kiire ning muidugi loovalt loominguline, et kodud enne üürile või müügile andmist sobivad välja näeksid. Pärast mõnusat tööpäeva võtab Laura oma kollase jalgratta ning sõidab tumepruunide lokkide lehvides kodu poole, et oma vaba aega nautida. Kõige meelsamini mängib ta lauamänge, pildistab miniatuure ja loeb raamatuid – seda kõike peaaegu alati suure kohvitassi taga. Loomingulisemal hetkel meisterdab Laura aga Pehmikuid: jäneseid, kaelkirjakuid ja muid toredaid pehmeid loomi, kes oma värvikülluse ja lihtsusega lastele rõõmu toovad.
